Form 2 does not tell you about flooding
Queensland's seller disclosure statement leaves out flood history, structural soundness and pests.
Since 1 August 2025, Queensland sellers must give buyers Form 2 before signing. It is useful, and it is silent on the things that cost buyers the most.
Since 1 August 2025, a Queensland seller must give you a disclosure statement, Form 2, and prescribed certificates before you sign the contract.
Form 2 covers title, encumbrances, and land use, planning and environment matters. It does not include information about flooding or other natural hazard history, whether the building is structurally sound, or pest infestation.
The form also warns that you shouldn't assume you can end the contract after signing if you're unhappy with what it says. Anything it leaves out is yours to find before you sign.
Questions to ask
- Has the house, yard or driveway ever had water in it?
- Have any insurance claims been made on the property?
- Which answers on Form 2 are blank or qualified, and why?
Check it yourself
- Look up FloodCheck Queensland, then your council flood map.
- Book a building and pest inspection with a QBCC licensed inspector.
